Buying a home in an active adult community isn’t quite like buying a home in any other community. There’s a little bit more involved in buying 55+, from age restrictions to rules and regulations to activities and amenities. How do you find the right community and the right home? Here are some tips for buying a home in an active adult community.
Understand What Defines an Active Adult Community
Active adult communities aren’t the same as assisted living or retirement communities, which offer medical facilities and basic daily living assistance. Rather, active adult communities are more akin to resort-style communities and are geared towards promoting an active and social lifestyle for retirement-aged people.
Active adult communities have specific age restrictions and requirements that vary from community to community. Typically, at least one resident of every home must be over the age of 55.
Explore the Amenities
Active adult communities promote an activity-filled lifestyle through a huge range of various amenities, like pools and fitness centers, tennis or bocce courts, bike paths or walking trails, and even golf courses. Most also offer additional social groups, activities, and clubs, as well as classes and events.
Decide which amenities are important to you. If you lean towards more social activities, look for communities that have a lot of different interest groups or activities. If you love golfing or outdoor activity, look for more amenity-heavy communities.
Meet the Management Team
An important part of getting to use all these great amenities is having to work with the management team that maintains the amenities or organizes these clubs and events. Be sure to talk to the staff to find out how well they communicate, how they respond to resident requests, and their overall manner and professionalism.
Try to avoid communities where you feel you won’t get along with the maintenance staff or you’ll have difficulty communicating your wants and needs.
Find Out Requirements and Costs
Before you get too settled on any one community, find out what costs, rules, and regulations are associated with the community. This can be anything from maintenance fees to parking restrictions.
Be sure to check on the age requirements for your particular community. Are children allowed? Are only a certain percentage of residents require to be 55+ or must all residents fall into this age group?
Explore the Area
Once you pick a community you like, start looking at the area around the neighborhood. What’s nearby? Is it a convenient drive to the grocery store or medical facilities? How far is it to attractions or other things you might like to do, like shopping and dining? How far is the drive to the highway or the airport?
Choose Your Housing Type
Just because you’ve owned a particular style of home in the past, doesn’t mean you have to stick with that same style in your new community. Active adult communities usually offer a lot of options for buyers, including condos, townhomes, and single-family homes. Condos usually provide a maintenance-free lifestyle but offer less space and privacy. Single-family homes usually require more maintenance, but have plenty of room and more privacy.
Take some time to determine what’s important to you and your lifestyle—a backyard or a maintenance-free lifestyle? An affordable condo or space for kids and grandkids to stay when they visit?
